The area has witnessed a surge in residential properties sprouting up across this stretch due to well-built social infrastructure on offer alongside.
Lucknow has experienced a burgeoning real estate growth in the last decade, mostly on its outskirts. The areas that were, once-upon-a time, considered to be extremely far off from the state capital such as Sitapur Road, Sultanpur Road, Raebareli Road etc., have suddenly shot into the limelight. The reasons for the same can be attributed to a plethora of residential properties being developed by local as well as developers and builders of national repute along this stretch.
Another reason that has propelled the growth drive here is also because the once considered posh localities of Lucknow like Gomti Nagar, Indira Nagar and Mahanagar to name a few, seem to have exhausted their housing capacity. Hence buyers and realtors, both have started looking out for areas that can offer them the same amenities and value for money at a better, competitive price range.
One of such residential areas that is being currently lapped up by builders and developers in Lucknow is Sitapur Road. Situated along the Lucknow-Sitapur National Highway, as goes the name, Sitapur Road connects the twin cities of Lucknow and Sitapur extending up to Delhi/NCR and beyond. Leveraging this connectivity factor to its maximum, developers and real estate builders have tried to woo prospective buyers through all kinds of property configurations in and around this area. To add to the allure quotient surrounding it, the location is home to vast number of prominent higher educational institutions such as Indian Institute of Management (IIM-L) Lucknow campus, Institute of Engineering and Technology (IET), new campus of the University of Lucknow, and many more such private engineering and medical colleges.
Once considered a sleepy hamlet along the city's real estate map, Sitapur Road has also come to enjoy the advantage of existing residential colonies such as Aliganj, Jankipuram, Jankipuram Extension among others. Being situated in close proximity to these areas, many people are considering it a worthwhile option to buy a second home along this stretch.
Commenting on the pace of development in the area, Khalid Masood, joint managing director, Shalimar Corp Limited, says, "Sitapur Road is currently undergoing the same growth phase right now what Faizabad Road experienced some time ago. The area is offering two kinds of residential configurations apartments being built by private developers with due approval of the development authority (Lucknow Development Authority) and also row houses that are coming up here. Prabandhan Nagar near IIM campus is another location that is being developed well and can be considered from a buyer's perspective."
Continuing further, Masood adds, "While the apartments are available within the price bracket of Rs 3,200 to Rs 3,500 per square feet, row houses are on offer within Rs 4,000 to Rs 4,500. Both of these are attractive residential options for homebuyers as they come along with a host of well-built social infrastructure."
